Underfloor clearance in Hillsborough ready for insulation work
Getting underfloor insulation installed sounds straightforward until the installer arrives and there’s nowhere to work. Boxes, stored belongings, old household items and rubbish can quickly turn a tight subfloor into an awkward — or unsafe — workspace.
Our team recently helped an elderly homeowner in Hillsborough, Auckland, with exactly this problem. He needed an underfloor clearance before his insulation was installed, followed by everything he wanted to keep being put back afterwards. With no family living locally to lend a hand, he gave us a call and explained what needed doing.
For us, this was more than shifting a few things around. We needed to clear the area properly, identify what was rubbish, manage a significant electrical hazard we found on site, and then return two days later to reinstate the customer's belongings. It was a relatively simple property job, but the right preparation meant the insulation contractors could get on with their work.
Project Overview
The property owner in Hillsborough, Auckland, contacted us because insulation installers were due to work beneath his house. The underfloor space was being used to store belongings and also contained items that needed to go to the tip.
He needed someone to clear everything before the insulation work and then come back afterwards to put his stored belongings back. As he didn't have family living locally who could take care of the lifting and clearing, organising one team to handle both sides of the job made things considerably easier.
We provided our rates and asked the owner to identify whether any of the material was rubbish. That distinction matters on these jobs. We don't want to make assumptions about somebody's possessions, particularly when we're working through items that may have been stored for years.
Our team has been looking after Kiwi properties since 2004, and jobs like this are a good example of why property maintenance isn't always about repairs. Sometimes the most useful thing we can do is get a property ready so another specialist can do their job safely and efficiently. Our property services cover these practical jobs that don't always fit neatly into one trade.
Scope of Work
Our scope was straightforward but needed careful coordination around the insulation booking.
We attended the following morning to clear the underfloor area. The customer identified what he wanted to keep and what needed to be disposed of, allowing us to separate stored belongings from rubbish rather than treating everything as waste.
The job involved:
- removing stored belongings from beneath the house;
- separating rubbish according to the customer's instructions;
- arranging disposal of the unwanted material;
- clearing the workspace for the insulation installers;
- addressing an electrical safety issue before our team continued working; and
- returning two days later to stack the customer's belongings back beneath the house.
Where unwanted household material needs to leave the property altogether, our rubbish and waste removal service can handle anything from household clutter through to larger property clear-outs.
Importantly, our role was preparing and reinstating the underfloor space. We did not carry out the insulation installation itself. That distinction keeps this case study accurate to the work described in the project brief.
Challenges Overcome
Spotting the electrical hazard before starting
What we noticed on site was more important than the clutter.
There were low-hanging electrical lines beneath the house in the area where our crew needed to work. We treated those lines as a significant health and safety risk rather than trying to squeeze around them. The power was turned off before we completed the clearance.
That's the sort of decision that can add a step to a job but shouldn't be skipped.
WorkSafe NZ's guidance for work around electrical lines emphasises eliminating electrical contact risks where possible, including isolating supply where appropriate. You can read its guidance on working safely around low-voltage electrical lines.
Working in a confined underfloor space
Under-house clearances can also be physically awkward. Access height, uneven ground, pipes, wiring and the sheer amount of stored material can all affect how quickly a space can be emptied.
Rather than simply dragging everything out, our priority was to create a genuinely workable area for the insulation crew while keeping the customer's belongings organised enough to be reinstated afterwards.
Project Execution
We kept the job simple: Job Evaluation → Work Begins → Completion Check.
1. Job Evaluation
The first conversation established what the homeowner needed: clear the under-house area, remove the rubbish he identified, and return after the insulation work to put his belongings back.
Once on site in Hillsborough, we assessed the actual workspace before getting stuck in. That was when the low electrical lines became a key safety consideration.
2. Work Begins
Once the electrical risk had been addressed, we cleared the underfloor area completely. Items the homeowner wanted gone were separated for disposal, while the possessions he wanted to keep were retained for reinstatement.
That left the insulation contractors with a clear area in which to carry out their work.
For New Zealand rental properties, underfloor insulation can also form part of the Healthy Homes requirements where applicable. Tenancy Services explains the current requirements in its Healthy Homes insulation standard, including requirements around insulation condition, R-values and situations where access may be unsafe or not reasonably practicable.
3. Completion Check
Two days later, once the insulation work had taken place, we returned as arranged and stacked the homeowner's belongings back beneath the house.
That final visit was an important part of the service. Clearing the space solved the installers' problem, but leaving the customer with everything sitting outside would only have created another one.
Client Experience
The Hillsborough homeowner was very happy with the outcome. He had initially been concerned about getting the area ready because he didn't have family nearby who could do the physical work for him. By handling the clearance and returning afterwards, we took that job off his plate.
There was also a bigger outcome he was looking forward to: having a warmer home before the following winter.
That's one of the nice parts of these smaller property jobs. We're not always building something new or delivering a dramatic renovation. Sometimes we're simply removing the obstacle that's stopping a customer from getting an important job done.
Final Thoughts
If you've booked underfloor insulation, check the space well before the installers arrive. Make sure access is clear, identify anything that needs removing and look for hazards such as electrical lines, damaged services or extremely restricted access. Don't assume an insulation crew will be able to work around years of stored belongings.
For landlords, it's also worth checking the official Healthy Homes requirements for landlords rather than assuming that installing insulation alone makes a property compliant. The standards cover heating, insulation, ventilation, moisture ingress and drainage, and draught stopping.
And if the biggest obstacle is simply getting everything out of the way, that's where we can help. Our team can assess the job, clear unwanted material and help prepare the property for the next contractor. FAQ
Do I need to clear under my house before insulation is installed?
Usually, the installer needs sufficient safe access to the areas being insulated. Stored possessions, rubbish and other obstacles can make installation difficult or prevent access altogether. We recommend checking requirements directly with your insulation installer first. If the space needs clearing, we can remove belongings and unwanted material before the scheduled installation.
Can you put my belongings back after the insulation is finished?
Yes, where agreed as part of the job. That's exactly what we did for this Hillsborough homeowner: we cleared the underfloor area and returned two days later to stack the belongings back once the insulation work was finished. We'll confirm the scope and timing beforehand so everyone knows what is being moved and what is being disposed of.
How much does underfloor clearance cost in Auckland?
The project brief confirms that we provided the homeowner with our rates, but it doesn't record the amount, so we won't invent a price. Cost will depend on access, volume, labour, disposal requirements and how much material needs moving.
What happens if you find electrical wiring under the house?
We assess the risk rather than working around a potentially dangerous electrical situation. In this project, low-hanging lines were identified and the power was turned off before our clearance work continued. Any prescribed electrical work needs to be handled by an appropriately qualified person.
Does underfloor insulation make a home Healthy Homes compliant?
Not by itself. For rental properties, insulation is one part of New Zealand's Healthy Homes Standards. Other standards cover heating, ventilation, moisture ingress and drainage, and draught stopping. Requirements and exemptions depend on the property, so landlords should use current Tenancy Services guidance or obtain an appropriate professional assessment rather than relying on a general checklist.
How far ahead should I arrange an underfloor clearance?
We recommend organising the clearance before confirming a tight installation schedule, particularly if there's a lot stored beneath the house. In this Hillsborough project, we attended the morning after discussing the job and returned two days later after the insulation work.
